The Central Hotel

Duggan Brothers successfully delivered Ireland’s first Hoxton Hotel at the historic Central Hotel site on Exchequer Street, Dublin. Acting as Main Contractor, we transformed this landmark city-centre property into a 129-room lifestyle hotel while carefully preserving and enhancing its protected historic fabric.

The completed development occupies an expanded footprint incorporating the former Central Hotel and adjoining buildings, creating a vibrant mixed-use destination in the heart of Dublin. The project also saw the return of the iconic Rí-Rá nightclub, the restoration of the much-loved Library Bar and the delivery of the refreshed Globe Bar, combining heritage with contemporary hospitality.

The works involved extensive refurbishment, reconfiguration and structural expansion of the protected structure, together with selective demolition and new-build elements. The finished hotel extends to approximately 6,676.5 m² arranged over five storeys above basement, with a six-storey element (including plant level) constructed above No. 12 Dame Court.

A key feature of the project was the demolition of the existing two-storey building at No. 12 Dame Court (c. 304 m²) and its replacement with a striking six-storey structure incorporating a profiled glazed façade and perforated metal panels, complementing the adjacent rooftop extension. This new building accommodates hotel bedrooms from mezzanine to fourth floor, plant at fifth floor and ground-floor areas for deliveries, refuse storage and an ESB sub-station. Five new bedroom windows were introduced on the rear elevation of No. 12 Dame Court.

The completed Hoxton Hotel successfully blends historic character with modern design and functionality, securing a new future for one of Dublin’s most recognisable hospitality landmarks.
