We have been appointed as main contractor on Ireland’s first Hoxton Hotel, located at the site of the historic Central Hotel on Dublin’s Exchequer Street. The redevelopment will also see the return of a revitalised Rí-Rá nightclub and the refreshed Globe bar, signalling a new chapter for this iconic venue.
The project is being delivered in partnership with European private equity firm Deutsche Finance International and property investor BCP Capital, who have signed an agreement with global hospitality group Ennismore to operate the Hoxton Hotel. The new 129-room hotel will occupy the expanded footprint of the former Central Hotel and adjacent buildings in the heart of Dublin city centre.
The refurbishment will restore the Central Hotel’s distinctive character, including the much-loved Library Bar, while significantly increasing the space allocated to bar, nightclub, and restaurant use. Renowned Irish interior designer Bryan O’Sullivan is collaborating with Ennismore and BCP Capital to deliver the design vision for the project.
Duggan Brothers previously carried out enabling works on site, which included refurbishment and reconfiguration, selective demolition, and structural expansion of the existing protected structure. The resulting development will comprise an amalgamated hotel spanning approximately 6,676.5 sq.m. across five storeys over basement, with a six-storey element—including a plant level—above No. 12 Dame Court.
The works also include the demolition of the existing two-storey building at No. 12 Dame Court (c.304 sq.m) and its replacement with a six-storey structure featuring a profiled glazed façade and perforated/profiled metal panels that complement the adjacent rooftop extension. This new building will house hotel bedrooms from mezzanine to fourth floor levels, plant at the fifth floor, a ground floor area for deliveries, refuse storage, and an electricity sub-station. Five new bedroom windows will be introduced to the rear elevation of No. 12 Dame Court.
