We have been appointed as main contractor on Ireland’s first Hoxton Hotel to open at the site of the Central Hotel on Dublin’s Exchequer Street. The former Central Hotel will re-open for business in 2024 along with ‘revitalised’ Rí-Rá nightclub and Globe bar. European private-equity giant Deutsche Finance International and London and Dublin-based property investor BCP Capital have signed an agreement with hospitality specialists Ennismore to operate Ireland’s first Hoxton Hotel. The new 129-room venue will be located on the site of the Central Hotel on Exchequer Street in Dublin city centre.
The refurbishment and expansion of the Central Hotel and neighbouring buildings will restore the hotel itself and its well-known Library Bar. The award-winning Irish interior designer Bryan O’Sullivan will work on the project with Ennismore and BCP Capital. As part of the redevelopment there will be a significant increase in the footprint of the existing bar, night venue and restaurant space.
Duggan Brothers has carried out the enabling works contract at this site. Phase 1 of these works commenced on 21st November 2021 and were completed on 28th March 2022. We have now started the main phase and expect to complete circa May 2024
Overall the enabling works included refurbishment/reconfiguration, partial sundry demolition and expansion of the Central Hotel (a protected structure to result in an overall amalgamated hotel of 6,676.5 sq.m. with a total of 129 No. bedrooms within 5 storeys over basement with a 6-storey element with plant level (above No. 12 Dame Court) and will include the following: demolition of existing 2-storey building No. 12 Dame Court (c.304 sq.m) and its replacement with a 6-storey building with an overall height c.21.245m (30.795mod) including a basement area amalgamated with the hotel with lift and stairs, access for deliveries and refuse storage, and electricity sub-station at ground floor level and hotel bedrooms from mezzanine through fourth floor levels with plant level at fifth floor level; 5 No. windows to new bedrooms to the rear elevation of No. 12 Dame Court over mezzanine to fourth floor levels. The external elevational treatment to street is a profiled glazed façade with perforated/profiled metal panels to match the adjacent rooftop extension.
